California Real Estate

Every man or woman longs for a house. It is a primary need and buying one is as important as life itself. There are many things you have to do before you can step into your own home. However, a place like California provides a lot of opportunities. There are some wonderful properties available in the state; some are just properties on which you will have to build your own dream house while some are built keeping your requirements in mind. But it is difficult for you to work on your own and visit each and every place. Here you will have to depend on a Real Estate Agent who will help you select the place or go online and check the websites to get an idea of the choice available to you. There are also government organizations in California involved in providing or funding real estate, but the government owned real estate is released many a time through the real estate brokers.

Lists of available real estate

Brokers and online websites provide you with lists and other procedural details of available real estate. The websites even provide road maps as well as comparative rates. Sometimes there are additional incentives that can be availed while buying property. If known earlier, you can get a better bargain for your investment. Once the selection of property has been made, the time comes to put your finances together and finalize the deal. In case you have the required amount of money, then of course there is nothing to worry about. However, when credit is involved there are some documents to be provided and procedures to be fulfilled.

The HUD

The Housing & Urban Development (HUD), a department of the U.S. government, also markets Real Estate. It is responsible for providing housing for the low income sector. This property usually belongs to the Federal Housing Administration. These are the houses and real estate appropriated from those clients who are not able to meet their mortgage commitments to the FHA. The HUD homes are available from brokers who are registered with the HUD. Part of the real estate is also sold directly to the buyer. The Federal Housing Administration is a government body and helps the people to get a loan to buy houses by insuring their property so that the lender can offer a more favorable deal. It also provides loans with low down payment facilities.

However, the homes offered by the HUD, can be bought by anyone who has the cash or qualifies for a loan. But the HUD offers these homes first only to the owner occupants. In case the property at its disposal is not sold, these unsold homes are then offered to general buyers in the market including the investors. These properties are also listed on the websites of the companies. These companies are signed on contract basis by the HUD exclusively to market these properties. They can also be purchased through any real estate broker. In this case the broker is allowed to bid for the property on his client's behalf. In case you are a teacher, police personnel, fire-fighter or an emergency medical technician you could get the property from the HUD at subsidized rates.

Manufactured homes

In California, there are properties available which are known as manufactured homes. These homes are similar to those which were earlier known as 'mobile homes'. The present 'manufactured homes' of course are unlike the earlier 'mobile homes'; these are complete houses and are designed more as immoveable housing units. But these houses are built in a manufacturing unit. Once installed in place, these homes are rarely moved.

The 'manufactured homes' are the economical alternatives to conventional homes. However, areas like finance, bargaining for better deals and shopping around for procuring these homes, is the same as buying conventional real estate. In this case, however, as these homes are movable, it is easier to select the location to place your home. It is better to do this before you make the purchase.

These homes are also available through Real estate brokers. However, these brokers can sell only the homes which have been used for more than a year. Only the registered dealers of the California Department of Housing and Community Development (HCD) can sell both the new and the old 'manufactured homes'. A reliable dealer can help to decide the best home for you, but he/she can also help you find the proper financing for buying your home.

California State law

There are of course California State laws which you have to abide by, but these are just procedures which the brokers will be able to guide. The State websites dealing with housing and real estate matters also offer guidance to the general buyer. For example, the government offers a useful Real Estate Guide. The help from the State and the local incentives make real estate in California an attractive proposition.
