California Homes for Sale

California is blessed with one of the best living conditions in the US. The state is one of the richest in the USA and has a climate as good as the Mediterranean climate of Europe. No wonder the housing industry in the state is one of the most developed among all states in the country.

The state and federal government, too, is an active buyer and seller of homes in California. The Housing and Urban Development Department of California (HUD) acquires residential properties from people who are unable to redeem them by clearing their mortgage dues on time. Once the Federal Housing Administration (FHA) completes its foreclosure claim, the HUD becomes the owner. The HUD then offers thesehomes for sale. The sale of these homes helps the FHA to recover the loss on the foreclosure claim.

These homes can be bought by anyone who has the cash or qualifies for a loan. However, they are offered first to those who would want to own and occupy the home. The unsold homes are then offered for general buyers which include investors. These properties are listed for sale on the Web Sites of the companies who manage the sale under contract to HUD. Any real estate broker can bid for the property on his client's behalf and the HUD will pay the brokerage if the same is included in the contract. The properties in some areas are made available at subsidised rates to teachers, police personnel, fire-fighters, emergency medical technicians, nonprofits and a few others.

Manufactured homes

Now there are properties available which are known as 'manufactured homes'. These are homes which are similar to the ones earlier referred to as 'mobile homes'. But the present 'manufactured homes' unlike the earlier 'mobile homes' are complete houses which are designed more as immoveable housing units. These are usually built in a factory and once installed in place are seldom moved.

These homes are the more economical alternatives to the conventional homes. The process like financing, bargaining, shopping for procuring these homes is the same, but at the same time it is better to ascertain the location to place your home. This should be done before you make the purchase. These homes can also be bought from Real estate brokers who are permitted to sell only those homes which have been in use for a year or more. Contractors are also allowed to sell a few homes with some limitation. However, the dealers who are registered with the California Department of Housing and Community Development (HCD) are allowed to sell both new and used 'manufactured homes'. If the dealer is reliable, he can help you to choose the best home for you and also find proper financing to help purchase the home.

Advantages and disadvantages of manufactured houses

The advantages of buying a manufactured house are many but at the same time there are some disadvantages. The advantages are: They are much cheaper than conventional homes. They have a one year warranty from the manufacturers. They must meet the Federal and State code standard. The maintenance expense is far less. They can be built to suit your requirements.

The disadvantages when one wants to sell one of those 'manufactured homes' is that the buyer has difficulty in raising the finance for the purchase as the financing terms are not as favourable as those offered for purchase of conventional homes. Then there is a matter of periodic increase in rents. The increase depends on where you install the home; this too is discouraging to the buyer. Finding a buyer for your 'manufactured home' at the price you set can be more difficult.
